New contractor bays approved for Eastpoint Drive industrial area

Thirteen new contractor bays will soon rise on Eastpoint Drive after the Planning Board unanimously approved BDD Realty’s industrial site plan.

Two new buildings—one with six units and one with seven—will be constructed on the 5.2-acre site adjacent to the existing Eckart & Johnson building. Each unit includes warehouse space with optional mezzanine storage plus up to 400 square feet of office area.

Project engineers explained that the existing detention basin had fallen into disrepair and will be rebuilt as a modern gravel wetland system to improve stormwater management.

The buildings, finished in shades of blue vinyl with shingle roofs, will be serviced by natural gas and share a newly designed septic system. Fourteen new trees and wildflower plantings will enhance the site’s landscaping.

The Fire Department required alarm systems but not sprinklers, and two new hydrants will be added.

The Board granted several waivers, including one related to filling small portions of wetland. All seven conditions of approval passed unanimously.

Impact fees totaling $11,404.60 were approved for public safety services.

Construction can begin once the developer satisfies the remaining plan-finalizing requirements and state permit conditions.
